Why you can trust us with your mortgage
Home loans and refinancing across West Coast
The West Coast, Te Tai Poutini, stretches from Karamea in the north to Haast in the south, with Westport, Greymouth and Hokitika as its main towns. Homes here are among the most affordable in New Zealand, and the region's economy runs on dairy, mining, tourism and trades.
It's also a region where natural hazards shape lending more than almost anywhere else. The Alpine Fault runs its length, Westport and Greymouth live with river flood risk, and Hokitika's beachfront faces coastal erosion. We compare 23 lenders by phone, video and secure online document upload, and we'll tell you honestly what's possible before you commit.
What lenders look at in West Coast
Flood risk and insurance
Westport's 2021 and 2022 floods and Greymouth's history of Grey River flooding mean insurance comes first. Lenders need full replacement insurance before they'll settle or refinance.
The Alpine Fault
Lenders and insurers factor seismic risk into the whole region, and in towns like Franz Josef, where the fault runs through the township, lender appetite is limited.
Smaller-town lending rules
Many lenders apply tighter rules on the Coast, such as a lower maximum loan-to-value ratio or a minimum property value. We check location policy before applying.
Older homes
Much of the Coast's housing is older weatherboard stock. A mortgage top-up is usually a cheaper way to fund insulation, heating and repairs than personal lending.

Refinancing in West Coast: five checks first
- Start four to six weeks before your fixed term ends. There's no break fee at the end of a fixed term, so that's the cleanest moment to switch or renegotiate.
- Know your break fee if you're mid-term. Your bank can quote it. We only recommend breaking a fixed rate when the saving clearly beats the cost.
- Check for a cashback clawback. If your current lender paid you a cash contribution in the last few years, some or all of it may have to be repaid if you leave.
- Count the switching costs. Expect legal fees for the new mortgage and sometimes a valuation. Some lenders contribute towards these.
- Compare your own bank's offer too. Sometimes the best result is a better deal from the lender you're already with, and we'll tell you if that's the case.
Run your numbers in the refinance savings calculator or read the NZ refinance guide.
