Home loans and refinancing across Bay of Plenty

The Bay of Plenty runs from Waihī Beach in the west to Ōpōtiki in the east, with Tauranga and Rotorua as its cities and a string of kiwifruit, coastal and forestry towns in between. Te Puke and Katikati are orchard country, Ōmokoroa is one of the region's planned growth areas, and Whakatāne, Ōhope and Edgecumbe anchor the eastern Bay.

It's a region where incomes and properties vary a lot: orchardists and packhouse workers, retirees and downsizers, forestry contractors and Tauranga commuters, with beachfront homes, stopbank-protected towns and whenua Māori all in the mix. We compare 23 lenders by phone, video and secure online document upload, so every town gets the same access.

What lenders look at in Bay of Plenty

Kiwifruit and horticulture incomes

Orchard owners are assessed as self-employed on their accounts, and lenders may average good and poor seasons. Packhouse and orchard staff on wages are assessed like any employee, with overtime counted differently by each lender.

Coastal hazards

Ōhope, Waihī Beach and parts of Ōmokoroa carry coastal erosion or inundation notations. These affect insurance and how valuers and lenders see a property, so check them before you commit.

Floods and earthquakes

Edgecumbe was evacuated in the 2017 flood and the 1987 Edgecumbe earthquake damaged homes across the plains. Lenders need full replacement insurance, so we confirm it early for homes with flood or hazard notations.

Whenua Māori in the eastern Bay

Much of the land around Ōpōtiki, Murupara and Whakatāne is Māori freehold land. Mainstream lenders generally can't lend on multiply-owned land; Kāinga Ora's Kāinga Whenua loans are designed for it.

Refinancing in Bay of Plenty: five checks first

  1. Start four to six weeks before your fixed term ends. There's no break fee at the end of a fixed term, so that's the cleanest moment to switch or renegotiate.
  2. Know your break fee if you're mid-term. Your bank can quote it. We only recommend breaking a fixed rate when the saving clearly beats the cost.
  3. Check for a cashback clawback. If your current lender paid you a cash contribution in the last few years, some or all of it may have to be repaid if you leave.
  4. Count the switching costs. Expect legal fees for the new mortgage and sometimes a valuation. Some lenders contribute towards these.
  5. Compare your own bank's offer too. Sometimes the best result is a better deal from the lender you're already with, and we'll tell you if that's the case.
