Home loans and refinancing across Canterbury
Canterbury is New Zealand's largest region by area, running from Kaikōura in the north to the Waitaki River in the south and from the Pacific coast to the Southern Alps. Christchurch is the hub, the Selwyn and Waimakariri districts are among the fastest-growing in the country, and the plains and high country support farming towns, ski towns and holiday villages.
Earthquake history, new subdivisions, farm incomes and holiday homes all shape lending here. We compare 23 lenders by phone, video and secure online document upload, so every Canterbury town gets the same access.
What lenders look at in Canterbury
Earthquake history
The Canterbury earthquake sequence began near Darfield in 2010, and the 2016 Kaikōura earthquake damaged homes in the north. Unrepaired damage or open claims need sorting before a purchase or refinance.
New builds in Selwyn and Waimakariri
Lincoln, Prebbleton, Woodend and the towns around Rolleston and Rangiora are full of new subdivisions. New builds are exempt from the Reserve Bank's LVR restrictions, so some lenders accept a smaller deposit.
Farm and agri-service incomes
Mid and South Canterbury run on irrigated dairy and arable farming. Contractors and sharemilkers are assessed as self-employed, usually on two years of accounts.
Holiday homes and ski towns
Hanmer Springs, Methven, Akaroa and Twizel have many holiday homes. These are usually financed as investment-type loans, and lenders differ on counting short-stay income.

City guides in Canterbury
Refinancing in Canterbury: five checks first
- Start four to six weeks before your fixed term ends. There's no break fee at the end of a fixed term, so that's the cleanest moment to switch or renegotiate.
- Know your break fee if you're mid-term. Your bank can quote it. We only recommend breaking a fixed rate when the saving clearly beats the cost.
- Check for a cashback clawback. If your current lender paid you a cash contribution in the last few years, some or all of it may have to be repaid if you leave.
- Count the switching costs. Expect legal fees for the new mortgage and sometimes a valuation. Some lenders contribute towards these.
- Compare your own bank's offer too. Sometimes the best result is a better deal from the lender you're already with, and we'll tell you if that's the case.
Run your numbers in the refinance savings calculator or read the NZ refinance guide.
