This Week at a Glance
"In a massive win for young buyers navigating the Waikato and northern markets, the government has officially formally extended the First Home Grant allocation parameters through to March 2027. More importantly, localized price caps have been adjusted upward to reflect the reality of current valuations. In Hamilton and the wider Waikato area, the price cap for an existing property has been lifted to $725,000, pulling hundreds of entry-level listings back into eligibility scope for single and joint purchasers. Couples purchasing a new build can still access up to $20,000 in free government grants, a critical capital injection that often bridges the final gap to a 10% deposit."
What This Means for Your Mortgage
For first home buyers, small policy and pricing shifts often matter more than they do for other borrowers, since you're typically working with a tighter deposit and less flexibility to absorb a worse rate. It's worth re-checking your KiwiSaver withdrawal, Kāinga Ora First Home Loan eligibility, and deposit pathway whenever conditions move.
